Some twenty minutes’ drive north of Rovinj lays a flooded canyon valley - Lim Channel, also known as Lim Bay or Lim Fjord. The ground floor of Villa Ultima is the central area of the villa, which consists of billiard-room with lounge area and TV. The lounge area extends to the large, white dining room, with a dining table and chairs. This area is connected to the professional and fully equipped high-tech kitchen with bar counter and spacious living room with modern sofas, which opens to a beautiful partial covered terrace with a barbecue, outdoor dining area and an intoxicating view of the sea. Towards the other side of the villa is a gym and a spa area with a Jacuzzi, sauna and an indoor swimming pool.

On the top floor of Villa Ultima, there are five spacious bedrooms, each with an en-suite bathroom, TV and terrace overlooking the sea. Four bedrooms consist of double beds and one is with twin beds which can easily be connected and make double bed.
